When a washing machine stops in a home, it is an inconvenience. When one stops in a business, it starts costing money straight away — the laundrette loses the day's takings machine by machine, the guesthouse cannot turn its rooms around, and the care home's laundry begins to pile up in a way nobody can ignore. We have been repairing machines across Dublin since 1999, and commercial work has always been a serious part of what we do: same engineers, same fixed prices, but run the way a business needs it run — fast, documented, and invoiced properly.
Who We Repair For
Laundrettes. A dead machine in a laundrette is lost revenue by the hour, and customers who find a row of machines out of order do not always come back. We treat laundrette breakdowns as urgent, we know the semi-professional and commercial machines these shops run, and we will tell you honestly when a machine has reached the point where another repair is money thrown away.
Hotels, guesthouses and B&Bs. Housekeeping runs on laundry. When the machine stops, rooms cannot be turned around, towels and bed linen back up, and the cost of sending it all out adds up fast. We fit around your changeover times where we can, seven days a week.
Cafés, restaurants and staff facilities. Smaller machines, but the same problem — staff uniforms, cloths and kitchen laundry do not wait. A same-day or next-day visit usually sorts it before it becomes a hygiene headache.
Gyms and leisure centres. Towel loads are constant and heavy, and heavy loads are hard on bearings, belts and suspension. These machines fail in predictable ways, and planned maintenance catches most of them before the breakdown.
Care homes. Laundry in a care setting never stops, and hygiene is not optional. We understand the pressure, we work tidily and quietly around residents, and we keep the paperwork — invoice and job report — clean for your records.
Student accommodation and build-to-rent blocks. Shared laundry rooms and in-unit machines across a whole block mean faults arrive in clusters. One visit can cover several machines, and facilities managers get one invoice and one point of contact instead of five separate callouts.
Airbnb and short-stay hosts. Changeover day does not move because the machine has. A machine that fails between guests is a refund risk, so we prioritise hosts who tell us there is a check-in deadline.
Landlords and letting agents with portfolios. This is the biggest part of our commercial work, and it rests on a legal duty, which we will come to below. One call, we arrange access with the tenant, and the bill goes to you or your agency — never chased from the tenant.
What Is Different About a Commercial Job?
The faults are mostly the same — pumps, elements, bearings, door locks, boards — but the way the job is run is different. Semi-professional and commercial machines are serviced as well as domestic brands, and account customers get priority callouts because their downtime is measured in money. We work seven days, including weekends, because businesses break down on Saturdays too.
Where there is more than one machine on site, we check the others while we are there rather than billing you a second visit next week. If parts have to be ordered, the return visit carries no second call-out charge — you pay the agreed fixed price, once. Every job closes with an invoice and a short job report: what failed, what was fitted, and what to watch. That is the paperwork landlords, agents and facilities managers actually need, and it comes as standard, not on request.
The Landlord Duty: Regulation 7
Under the Housing (Standards for Rented Houses) Regulations 2019, Regulation 7, a landlord must provide a washing machine in a rented property and keep it in good working order. That duty sits with the landlord, not the tenant — a point a surprising number of tenants and landlords are unsure about until a machine breaks. In practice it works like this: the tenant reports the fault, one call comes to us from the landlord or the agent, we arrange access with the tenant, repair the machine, and invoice the landlord or agency directly. No tenant left sitting in a property with a dead machine while everyone argues about whose problem it is.
What a Week Without a Machine Actually Costs
Do the maths the way we do it at the door. Sending a small guesthouse's laundry out for a week — bed linen, towels, the lot — can run well past the €149 to €249 that most repairs cost, and that is before the lost bookings if rooms cannot be turned around. A laundrette with one machine down loses that machine's takings every single day it stands idle, and a row of faulty machines quietly trains customers to go elsewhere. Set against that, a fixed-price repair with a 1-year warranty is rarely the expensive option. The expensive option is waiting.
Planned Maintenance for Hard-Water Sites
Dublin's water is not the same across the city, and commercial machines on constant loads feel it first. Sites normally supplied by Bog of the Ring in north Fingal are on water around 336 mg/L — genuinely hard — and Leixlip-supplied areas sit around 200 mg/L. Limescale builds on heating elements far faster when a machine runs all day, and a furred element is a slower wash, a bigger electricity bill, and eventually a failed element or a tripped switch. For account customers we offer planned maintenance visits: pump filters cleared, hoses and seals checked, elements inspected and descaled before they fail. It is unglamorous work, and it is the cheapest way to keep a commercial machine alive.
